Four things landlords ask us for often enough that we found people worth trusting with them. Each one is quoted on its own, after a visit — none of it is covered by the management fee.

Renovation & rehabilitation

Bringing a unit back to a lettable standard, or lifting it a grade.

Survey within a week

Roofing, plumbing, electrical, plaster and paint, kitchens and bathrooms. Most often used on a unit between tenancies, when the work has to be finished to a date rather than to a mood. Quoted per unit after a visit — nobody can price a roof from a photograph.

Internet, CCTV, access control and the wiring behind them.

Site visit, then a written scope

Shared internet for a block, cameras and recording, gate and door access, network cabling for an office let. Also getting an existing property onto this system properly: unit inventory, tenant records and past payments entered rather than guessed.

Property valuation

What the property is worth, and what it should be letting for.

Report in two to three weeks

Formal valuation for sale, mortgage, insurance or probate, by a registered valuer. Separately, a rental assessment: what comparable units in the same area are actually achieving, which is the honest way to set a rent rather than matching the neighbour.

How these are charged

Separately, every time. The management fee covers rent, receipts, arrears and reporting — it does not cover a new roof, a CCTV installation, a court filing or a valuation report. Those are quoted per job so you can see exactly what you are paying for, and say no to it.

We offer them mainly on properties already on the system, because that is where we know the building, the tenants and what has already been tried. If yours is not on the system yet, ask anyway — but joining usually makes the whole thing cheaper and quicker.
