Four arguments you have every month

“I paid you in March”

Every payment gets a receipt the same day, on the tenant's phone, and it stays there. So does yours. The argument ends before it starts.

“How much is actually owed?”

Expected rent for any period, worked out from your own units and rents, set against what was banked. Arrears by tenant, not by guesswork.

“Which room is empty?”

The inventory knows. So does your listing, the moment the caretaker marks a room vacant — no second list to keep in step.

“What do I tell URA?”

Rental income and allowable expenses come off the same ledger the receipts came from, so the figure you file is the figure you can show.

An afternoon, and you are running

The caretaker can do most of it from the yard on a phone. Nothing here needs a computer or an accountant.

Record the units

How many single rooms, self-contained, flats or bungalows, and what one of each goes for.

Add your tenants

Name, number, which unit. They sign in with that number and see their own balance.

Point the money here

Your MoMo, Airtel, bank or a card gateway. Cash still works โ€” the office records it.

Publish the listing

Photographs, a paragraph, a phone number. It fills its own vacancy counts from then on.

The part landlords ask about

Your tenants review you, once a year

Every tenant with an account may write one review a year of the place they rent. You get one public reply to each. You cannot edit them, hide them individually, or delete them.

That rule is not there to be awkward. A rating a landlord can curate is worth nothing to a renter, and a renter who learns that will not believe the vacancy counts either. The reviews are what make the rest of the listing credible.

You can turn reviews off for your listing entirely — all of them, not the bad ones. Renters read a listing with no reviews as a new one, which is the honest reading.

What a reply should do
  • Say what happened, not what you think of the tenant
  • Say what changed since, if anything did
  • Keep it short — a stranger is reading it, not the tenant
  • Leave out names, units and phone numbers

A calm reply to a three-star review persuades a renter more than five stars with nothing written under them.
